- Our Preconstruction managers are an integral part of the team- leading constructability reviews and preparing and presenting estimates to our clients. The Preconstruction Manager will work primarily on commercial interior projects in Washington. This role is expected to be in the Skyline Construction Bellevue office the majority of time.
As a Preconstruction Manager, you will serve in the following areas:

- Work closely with architects, owners, brokers, engineers and subcontractors.
- Ability to develop business with new and existing customers and past relationships.
- Experience and willingness to entertain owners, architects, brokers and engineers to learn about new opportunities and help to pre-sell business.
- Experience preparing detailed conceptual cost estimates and conceptual cost studies from all stages of drawings including program documents, fit plans, schematic design and design development.
- Willingness and desire to actively participate in Design Development and Value Engineering sessions with the project team and design team.
- Ability to assist sales team and senior leadership to convert opportunities into project wins.
- Ability to understand and translate design teams ideas and concepts into detailed pricing, schedule and action plans.
- Ability to lead a target value design estimate.
- Must be able to participate and lead the preparation and presentation of cost and budget information to the customer or owner.
- Ability to prepare detailed instructions to bidders, trade specific requirements and comprehensive bid packages.
- Understanding and knowledge of the factors that affect construction cost and schedule.
- Experience with responding to a Request for Proposal (RFP’s) including preparing for and participating in client interviews and pitches.
- Good communication with suppliers and vendors to discuss pricing or other requests and their due dates.
- Work with subcontractors to handle their requests effectively and efficiently.
- Prepare and distribute time-sensitive materials to meet the needs of the project.
- Coordinate activities of the team from bid to proposal.
- Must have experience with the bidding process: soliciting bids, communicating with the bidders, evaluating subcontractor proposals, using bid tally sheets, etc.
- Monitor and update vendor information and manage vendor databases for each market served.
- Ability to prepare detailed estimate updates, and as design and scope change, preparing variance summaries highlighting the changes between estimates.
We are looking for a dynamic team player with the ability to manage multiple tasks, produce quality work, and consistently meet deadlines. The successful candidate will possess:

- 15+ years of experience as a Commercial Construction Project Manager and /Estimator most preferably in the Tenant Improvement Marketplace.
- Bachelor’s degree in an architectural or construction-related field is a plus but not required.
- Excellent listening skills.
- Strong written and oral communication skills.
- A strong work ethic.
- Creative and innovative approaches and solutions on a project-by-project basis.
- Ability to identify, adapt to, and resolve complex issues.
- Effective participation in a team environment, with both external and internal teammates.
- Ability to multitask and work in a fast-paced environment.
- Ability to identify and resolve complex issues so that they can be managed.
- Effective and willing participation in team environment.
- Proficient computer skills in Microsoft Office Suite, Estimating software (ProEst or similar), Project Management software (Procore or similar), and Scheduling software (MS project or similar).

$130,500 - $176,500 a year
The actual salary offer will be carefully considered based on a wide range of factors, including your skills, qualifications, experience, and location. The range is subject to change and may be modified in the future. This role is also eligible for health, disability, life, dental, vision along with retirement and profit sharing plans.
